Cyprus Permanent Residency by Investment

Cyprus offers one of Europe's most accessible Permanent Residency by Investment programmes, administered by the Civil Registry and Migration Department. By purchasing qualifying real estate with a minimum value of €300,000 (plus VAT) directly from a developer, non-EU nationals and their immediate families obtain permanent residency in an EU member state.

New World Immigration partners directly with Aristo Developers, one of Cyprus's largest and most established developers with over 50 years of experience, giving our clients access to over 300 qualifying properties across Paphos, Limassol, Nicosia, Peyia, Polis, and Venus Rock.

Permanent residency is granted for life with no minimum stay requirement, making it ideal for investors who want EU residency rights without the commitment of full-time relocation. After seven years of tax residency, holders may apply for Cyprus citizenship by naturalisation.

Why Cyprus?

Who Is This For?

The Cyprus PR by Investment programme is designed for non-EU nationals seeking EU permanent residency through a qualifying property purchase.

How It Works

1. Free Eligibility Assessment

We review your nationality, financials, and family circumstances to confirm eligibility and build your application strategy.

2. Property Selection

Browse and select from Aristo Developers' qualifying portfolio. We guide you through the process in person or via virtual tours.

3. Legal Due Diligence

Our Cyprus legal partners verify title deeds, developer standing, and programme qualification before any commitment is made.

4. Reservation & Purchase

A deposit secures the property. The purchase agreement is signed and the full purchase price (min €300,000 + VAT) is paid.

5. Application Preparation

We compile the full application: property documents, passports, source of funds, income proof, criminal records, and health insurance.

6. Civil Registry Submission

Submitted to the Civil Registry and Migration Department. Processing typically takes 2–3 months from a complete submission.

7. Residency Cards Issued

Biometric cards issued to you and all included family members. Cards renew every two years, your underlying PR status is permanent.

Frequently Asked Questions

Do I need to live in Cyprus to keep my permanent residency?

No. The programme has no minimum stay requirement. Your residency status remains valid regardless of how many days per year you spend in Cyprus. You must visit Cyprus at least once every two years to renew your biometric card.

Can my spouse and children be included?

Yes. Your spouse and dependent children under 25 (unmarried and in full-time education for those between 18–25) can all be included in the same application under the primary applicant's qualifying investment.

Does Cyprus PR allow travel across Europe?

Cyprus is an EU member state but is not currently part of the Schengen Area. Cyprus PR holders benefit from freedom to live and work across the EU/EEA. Cyprus is actively working towards Schengen accession.

Can I eventually get Cyprus citizenship?

After seven consecutive years as a Cyprus tax resident (183+ days per year), you may apply for citizenship by naturalisation, separate from the investment programme.

What types of property qualify?

New residential and commercial properties purchased directly from a developer with a minimum purchase price of €300,000 (excl. VAT). Resale properties do not qualify under current programme rules.

What income do I need to demonstrate?

A minimum annual income of €30,000 from outside Cyprus for the primary applicant, plus €5,000 per dependent. Acceptable sources include salary, rental income, dividends, pension, or investment returns.
